Architecture – ADAT Studio presents Opera169, a six-story residential building in Washington Heights, Manhattan, NYC. Carried out for international real estate development company Harrest, the new project aims to maximize outdoor spaces and promote a sense of belonging in a green and historical New York neighborhood that is considered a model of integration and sustainable development.

With a large Dominican expat community, Washington Heights is known for its Latin-flavored shops, restaurants, and outdoor markets. “Opera169 is intended to be a model of integration between inside and outside: a new urban residential experience in Manhattan fostering human interaction for a better quality of life.” Say ADAT Studio co-founders Antonio Atripaldi and Andrea Debilio.
The six-story volume on 169th Street, with its geometrical lines and brick facades, respects the material palette of the urban context. A thoroughly studied layout for every level allows for optimizing the plot’s usage and maintaining a green backyard as the outdoor extension of the basement unit.
Each of the eight apartments comes with balconies that infuse life into the rear of the building and its street front, fostering interaction between inhabitants in an urban context. “We conceived of a building that could promote a new way of living and is designed to connect the residents with their green and historic neighborhood. With an enhancement of outdoor spaces and its environmental and energy efficiency,”
Indeed, Opera 169 was designed with a community-building mission. A shared lobby provides an ideal location for mingling with the neighbours. A communal roof terrace provides new recreational spaces while improving stormwater resiliency, filtering air pollution, moderating extreme heat, decreasing carbon emissions, and creating more biodiversity.
“At Harrest, we believe that projects are not just investments and returns.” Explains the real estate company’s president, Ferruccio Sbarbaro. “Communities and the environment must be protected and promoted through social responsibility, sustainability, diversity, respecting the rules, and working together towards common objectives.” Opera 169 is currently under development and is scheduled for completion in 2024.
